    Florida Governor Ron DeSantis announced a nearly $6 million grant from the state’s Florida Job Growth Grant Fund to support roadway infrastructure between the Space Coast Regional Airport and Space Coast Innovation Park (SCIP), Hines' and Key Group’s 3.0-million-square-foot industrial project in the heart of Florida’s Space Coast that will feature three phases of Class-A space.

    Hines is one of the first groups to deliver a modern industrial park to prospective aerospace and defense tenants seeking to enter or expand their operations in North Brevard County.

    As the Wall Street Journal reported late last year, the Space Coast is an area seeing increased interest from a variety of prominent stakeholders as the rapid commercialization and privatization of the aerospace industry continues. This investment will help continue to build out the infrastructure needed to support jobs in the area, which is the epicenter of Florida’s growing space industry and home to one the nation’s largest concentrations of aerospace, defense and technology employers including Blue Origin, SpaceX, Boeing, Northrop Grumman, Lockheed Martin, L3 Harris, Amazon and others. The Space Coast economy is expected to generate more than $1 trillion in annual sales by 2040.

    The funding of the roadway is ahead of schedule and represents significant positive momentum for Phase 1 of SCIP. The project will directly benefit from the investment as the road will extend from the Airport through SCIP’s Phase 1 and Phase 2 sites. The road through Phase 3 will be constructed at a later date.

    Paul P. Partyka, CCIM, MiCP, CIPS, Partner at NAI Realvest and past president of CFCAR, facilitated two office tenant representation deals.

    Partyka represented Tropical Southern Management, LLC in the leasing of 2,182 square feet located at 801 Douglas Avenue in Altamonte Springs  for the expansion of their business. Tropical Southern Management specializes in providing residential and commercial lawn care, arborist and landscape design services.

    Partyka also represented The Tax Cuttery, LLC in leasing 930 square feet of office space located at 740 Florida Central Parkway in Longwood. The Tax Cuttery provides IRS tax resolution services to individuals and businesses.

    An outdated 1980s-era office center in Winter Park is set to undergo an extensive renovation that will revamp the property as a mixed-use development with creative offices, retail, restaurants, and public green space.

    Charlotte, NC-based Asana Partners purchased the property in 2022 for $27.75 million and will rebrand the project as Minnesota Row. The developer will begin construction soon and is expected to complete the revitalization sometime next summer. The office park is located at 1311 Minnesota Ave., behind the Publix-anchored Hollieanna Shopping Center.

    Alexie Fonseca, Jeff Johnson, and David Gabbai of Colliers handle leasing for the retail portion of the property.

    Fonseca told GrowthSpotter that the developer recently submitted a revised master plan to the City of Winter Park which includes 13,820 square feet of retail and up to five food and beverage locations totaling 20,356 square feet.

    Additionally, there will be about 85,000 square feet of creative office space that will cater to new businesses as well as existing tenants like AdventHealth.

    Kevin Will and Alex Rosario of Foundry Commercial are in charge of leasing the office space.

    Fonseca told GrowthSpotter that the project is targeting restaurant concepts that are new to the market. There will likely be one or two fine dining locations appealing to an upscale crowd, but there will be some casual options as well.

    “We will have two or three fast-casual [restaurants] that will cater to the office crowd that’s there,” she said. “The idea is to create a mixture of food and beverage users.”

    The renovations will deliver enhanced building facades and a central, outdoor pedestrian walkway and gathering place that will provide outdoor seating options for customers and office workers who are employed in the adjacent office space. Fonseca said that the office workers will provide a steady flow of business to the food and beverage users during work hours on weekdays. She also explained that the project is attractive for prospective food and beverage tenants because it will be a destination that attracts people.

    “We’re creating a synergy of restaurants here. A lot of times when you find a restaurant space, you’re kind of off by yourself which requires a lot more marketing and letting people know that you’re there,” Fonseca said. “Here we’re creating a synergy that is great for foot traffic and cross-marketing that they can do with each other. We’ll line it up with a good breakfast user, a good lunch user, and a good dinner user so that they’re not conflicting with each other.”

    In July, Fonseca, David Gabbai, and Jeff Johnson of Colliers were recognized with a Deal of the Year award from the Central Florida Commercial Association of Realtors (CFCAR) during the Hallmark Awards ceremony for their involvement in the redevelopment of another Winter Park project called Winter Park Village. Colliers teamed up with developer Casto on a comprehensive redevelopment of the shopping center and headed up the leasing efforts that attracted numerous high-profile retail tenants, restaurants, and bars.

    The renovation included enhancements to the exterior of existing buildings, the construction of new buildings, an expansion of sidewalks to add more seating, and the addition of “The Green at WPV”, a space for live music, events, and festivals. Winter Park Village has a Publix, Regal Cinemas, numerous clothing retailers, and notable food and beverage tenants such as The Cheesecake Factory, Ruth’s Chris Steak House, Bar Louie, and The Hangry Bison.

    “Winter Park is arguably the hottest commercial market in Central Florida,” Fonseca said. “It’s really hard to find space available in Winter Park, especially restaurant space.”

    Dalfen Industrial has sold one of its buildings in the recently developed, Midpoint Florida Logistics Center in Auburndale, to the State of Florida.

    The 423,000 square foot warehouse will serve as a hub for the storage and movement of emergency supplies during emergency activation and response.

    Dalfen Industrial completed this property in Q2 of 2023. It features 36’ clear heights plus an additional 400 trailer parking spaces, which is a highly sought after and rare commodity for large bulk warehouses. Specifically positioned in Lakeland northeast/I-4 market, the property has direct access to a full diamond interchange with I-4 and Hwy 559. Because of the facility’s size and central Florida location, this warehouse was an ideal site for Florida’s Division of Emergency Management to service the entire state. Other notable tenants in the area include Amazon, UPS, Coca Cola, Pepsico, Sysco, and Nestle Waters.

    “The size and strategic location of this Auburndale warehouse speaks to Dalfen’s ability to identify and develop well-positioned industrial properties that are highly desirable to tenants searching for Class A industrial space to lease or acquire in this prominent Central Florida I-4 corridor,” said Chris Segrest, Regional SVP of Dalfen’s Southeast region.

    Dalfen owns and operates 10.3 million square feet of industrial space in the Southeast.

    CFCAR | CFCREA is sad to announce the untimely death of a highly respected community leader  --  Col. (Retired) David Brenner, CCIM

    Funeral services for Col. (Retired) David Brenner, CCIM will be held Sept. 6, 2024 at 11 a.m. in his church in Orlando’s College Park community. 

    Details and some of his many accomplishments, including his 25 years of dedicated and decorated service in the US Army;  his passions -- especially his love of family -- are shared by his family in his obituary.

    He was 58 years old.

    David Brenner, CCIM was recognized for his dedication to his family’s commercial real estate business and the Central Florida community in July when a Legacy Award from the Central Florida Commercial Association of Realtors was bestowed to the three generations of Brenners during CFCAR’s annual Hallmark Awards.

    “We had already planned this award, but sadly David died just about a week before our event," explained Hallmark Co-Chair Carol Tanner, CCIM."

    Graciously, his father, Charlie Brenner, CCIM, and his grandson Ben attended and accepted the award, including on David’s behalf. David joined the family business in 2015 and earned his CCIM Designation in 2022.  

    “We had a moment of silence during our event to honor David, but we know it would take much more to truly reflect on the kind, honorable and dedicated life this man lived.”

    The Hallmark Legacy Award celebrates three generations of Brenners in Commercial Real Estate, “Proven Leaders – Championing Volunteerism & Making a Difference.”

    Armon Johnson is an Associate Advisor at SVN | Saunders Ralston Dantzler Real Estate in Orlando.

    At the beginning of his career, Armon attended Jackson State University where he graduated with a degree in Industrial Technology. In 2000, he would venture into the chimney sweeping industry, providing top-notch cleaning and maintenance services to homeowners and businesses.

    After successfully establishing and running his chimney sweeping business for several years, Armon sought new challenges and opportunities for his career. He would eventually transition into the dynamic world of commercial real estate, where he can now focus on various exciting ventures.

    It was Armon’s business experience that initially strengthened his problem-solving abilities and would allow him to find success in commercial real estate. Armon now focuses on several areas of commercial real estate including campsite development and management, church development, and small restaurant ventures.

    Armon passionately enjoys giving back to his community. In his spare time, Armon actively participates in various initiatives focused on promoting sustainable development and the welfare of local businesses.

    The 26th Annual Event Filled the Packing District’s Newest Venue While Honoring the Area’s Highest Producing Commercial Brokers, Legacies and CRE Icon – FSU’s Yvonne Baker 


    Top CRE professionals and business leaders celebrated innovation, achievement, and excellence at the 2024 Annual HALLMARK Awards, which honored the region’s commercial real estate highest producing brokers and leaders at a gala event held in the Packing District’s newest venue.
